The Extractive Potential of Residual Rent: Effects of Touristification on the Historic Center of Napoli / 3
PROJECT DESCRIPTION
Looking at the data, the most attractive properties for their short-term redevelopment potential are those labeled, on the cadaster, as popular category (A2). Considering the residential building stock of the block, excluding the 0,5 and 1 room properties, the A2 properties are already present on the platform, and we estimated that 62% of residential real estate units (408) are susceptible to turbo-valorisation. This process pushes for increasing displacement of populations, like students and low income tenants, who can no longer afford the competitive prices of short term rentals.
